County permitting out of St. Augustine covers the bulk of Nocatee; a small northern portion of the development sits in Duval and files with the City of Jacksonville instead. On top of the building permit, exterior work inside the community answers to the development's own design review — signage, site lighting, and anything mounted on a visible elevation.
FPL territory, and almost entirely underground distribution, which is why a service change here is a coordinated excavation rather than a truck at a pole. Capacity for a new pad or an EV bank is confirmed with FPL before we price the gear.

Everything in Nocatee is new, and that changes the job. There is almost no repair work driven by age — the calls are capacity, buildout, and the electrical side of tenants moving into shells that were topped out to a generic load.
EV charging is the clearest example. Multifamily and Town Center parking here were built with conduit paths but not always with the service capacity to fill them.
