Nobody signs a maintenance agreement out of enthusiasm. It usually follows one of these — an outage, an inspection, or an electrical room somebody inherited with no paperwork at all.
Two unplanned outages in the same year
The second one is the signal. Unplanned downtime almost always traces back to a connection, a breaker, or a ground that a scheduled visit would have found.
Your carrier or the AHJ asked for records
Insurers increasingly want an IR scan on file, and inspectors want test records. Neither can be produced retroactively.
Arc-flash labels expired, or don't match the gear
Labels drift out of date every time the system changes. NFPA 70E asks for a review at least every five years, and a wrong label is a hazard in its own right.
Nobody has torque records for the gear
Loose connections are the single most common thermal finding in a scan. Without a torque audit, the only record is the heat itself.

Across 200+ commercial IR scans, these are the issues we catch on maintenance visits — before they become outages or fires.
High-resistance connections generate heat long before they fail. IR catches them at 5–15°C delta T, well before the 40°C NEMA threshold.
Thermal expansion cycling loosens bolted bus joints over time. Torque audit finds these without IR — a $40 fix before a $4,000 repair.
Breakers with internal heating from worn contacts show up clearly on an IR scan. We flag before they trip under load.
Ground-resistance testing finds deteriorated ground electrodes and broken equipment grounds — invisible without testing.

Inventory the assets once
Every panel, switchboard, ATS, and transformer numbered and photographed on the first visit. Every visit after that refers to the same list, so findings can be compared year over year.
Scope the year, not the visit
Which assets get scanned under load, which need a de-energized window, and when the building can actually give up that window. Agreed once, calendared for the year.
Scan under load, test in the window
IR scans happen with the building running — that is the only time a loose connection shows itself. Torque, cleaning, and electrical testing happen in the scheduled outage.
