Permits & inspection
City of St. Augustine Building & Zoning

Two jurisdictions share this ZIP range, and the boundary is not intuitive. Inside the city, work visible on a contributing structure in the historic district also needs architectural review before a permit — that covers exterior conduit, meter cans, and any fixture on a street elevation. We route those drawings early because review meets on a calendar, not on demand.

Serving utility
Florida Power & Light

FPL carries St. Johns County. Commercial new service with FPL is engineering-driven and slower than a municipal utility's counter process, so we open the account and file the load sheet during design rather than at rough-in. Historic-district services also tend to be underground, which lengthens the cut-over.

Typical drive time
40–50 min

I-95 south to SR-16 or US-1. Tourist season and event weekends make the downtown grid the slow part of the trip, so historic-district service calls are dispatched early.

Two markets sit in one city here. The historic district is small hospitality and retail in buildings that were never wired for what they now hold — commercial kitchens in structures with knob-and-tube ancestry, and panels tucked into spaces no code official would approve today. Work there is surgical, and the review process is real.

West of I-95 it is the opposite problem: new hotel, outlet, and World Golf Village construction where the scope is greenfield and the constraint is schedule. We run both, but they are quoted differently — one is priced on access and approvals, the other on crew size and sequencing.
